Society Member Nomination Forms

Dear Residents,

Have you provided nomination of your unit?
The Maharashtra Co-operative Societies Act, 1960 ("the Act") allows a member to nominate a person or persons to whom his share and interest in the co-operative society will be transferred by the society in the event of the member's death.

Section 30 of the Act provides that the society shall transfer the share or interest of the deceased member to a person/s nominated, hence it makes utmost important for you to provide a nominee for your property.

Procedure for nomination
         In order to nominate a person, member of a society has to either make and sign a document or make a statement in the book kept for that purpose by the society. Where the nomination is made by a document, such document shall be deposited with the society during the member's life time and where the nomination is made by a statement, such statement shall be signed by the member and attested by witnesses - Rule 25 of the Cooperative Societies Rules,1961.

If you have not nominated your flat
         Anantha must have visited/will visit your flat to provide nomination forms in case owner is staying in their flat. If tenant is staying in your flat then owners are requested to collect the forms from Society office. Contact Sandesh (Mob No:  81499 71518)
         Fill it completely in triplets per owner and handover them to Sandesh at the earliest.
          if there is only one owner of your flat, then fill and submit total 3 copies.
          if there is two owners of your flat, then fill and submit total 6 copies. (3 copies per owner).
         Your nomination form will be placed in the committee meeting. After approval of the same in the meeting and it gets recorded in the society documents, you will receive the copy(ies) of the forms you had submitted earlier for your own record/preservation purposes. Other copy(ies) will stay with the society office.

Water Utilization and Conservation


Dear Residents,

With the onset of summer, PCMC has reduced supply of water. In view of this we would like to inform you of some important information and measures with regards to curbs on water utilization. These measures are being monitored for effectiveness we may revise timings with due notice.

Water Pumping Schedule:
Please note the same as follows:


Water Wastage Fee:
When water wastage is found or reported like leaving taps open in vacant homes and the society has to take action like closing main line, contacting owners, breaking open doors and pumping additional water, so on. Such acts would be punishable with a Rs. 1000 fee.

Water Conservation:
Please ensure optimum utilization of water. Conservation of water is essential and your cooperation will make a difference. Here are some tips to save water:
Ensure Your Taps Are Turned Off Always
Fix leaky or dripping connections
Inspect for leaking pipes throughout the house. Report any malfunctions
Inspect for continually running commodes.
This can be accomplished by lifting the commode lid and checking for anything that may be causing it to run all the time, such as an improperly working floating device or a leaky seal around the drain.
When doing laundry, use a full load instead of a smaller one, maximizing efficiency.
Try taking short showers, use much less water.
Reuse water from RO purifiers to water plants or washing/cleaning.
Reduce frequency of washing/rinsing terraces; also try reducing the water required for it.

Waste Management

Dear Residents,

As we all know there is PCMC’S circular regarding stoppage of collection of wet waste.
We have taken matter to local corporator and he has suggested collecting wet and dry waste separately.
Hence every resident is requested to keep Dry and wet waste separately,
every night in two bins provided by corporation last year or in two trash boxes.
Housekeeping team will collect it every morning around 7am from this Monday 2 April 2018.
After collection, same will be sent outside of Society office by them.
Kindly note that, waste will NOT be collected by housekeeping team
if it is not segregated into two different containers.
In such scenario we are stopping usage of duct.

Please cooperate in this Environment friendly initiative.

 Update on CCTV Installation


Dear Residents,


Use of CCTV Surveillance Systems are trending today with the aim to contribute to public safety and security and in protecting both people and property further to the approval by AGM. for installation of CCTV cameras in society premises. We invited various vendors to provide quotes for the list of hardware recommended by the initial vendor who surveyed our premises. We received quotations from 3 vendors. Along with quotations we asked these vendors to demo their equipment. We then had detailed demos of the cameras from each of them, we also compared the financial’s, technical specifications and service commitments of each vendor. Of these STech Enterprises was chosen as the final vendor with quotation of Rs. 1.82L with 3 years of service. Below are the salient features:

1) 25 cameras installed in all.
2) 20 bullet and 5 dome cameras have been installed across the society premises.
3) Placement of 24 cameras is as per the layout displayed earlier on notice board.
4) One additional camera was added in the society office which was not in earlier notice.
5) All are cameras are IP based with 2.4 MP resolution.
6) 32 port Network Video Recorder (NVR.) with storage capacity of approx. 15 days installed.
7) NVR has spare capacity to add another 7 more cameras in the future.
8) Monitor has been placed at the rear gate (Nashik Phata road) near the security desk for the guards to monitor live feed.

We are also discussing with vendor to install an additional camera to cover temple area, this was not covered in the earlier plan. The same is still under negotiation with vendor.
